Provides a home loan guaranty benefit and other housing-related programs to help veterans buy, build, repair, retain, or adapt a home for their own personal occupancy. Veterans Affairs (VA) Home Loans are provided by private lenders, such as banks and mortgage companies. VA guarantees a portion of the loan, enabling the lender to provide more favorable terms to veterans. In most cases, the mortgage is low interest and no down payment or mortgage insurance payments required. Will provide mortgage counseling to participating veterans who are having difficulties with paying their mortgage or who may already be in default. Mortgage counselors will provide information concerning the foreclosure process and what the veteran's rights and responsibilities are in that situation. Will attempt to seek solutions with the lender to help the veteran keep the home and will take complaints from veterans against their mortgage provider.

Offers low-interest loans to Lakewood residents who want to improve their homes or to add or to improve wheelchair accessibility in the home (such as install a ramp or add an ADA bathroom). Maximum loan is $25,000, with term up to 20 years. Grant assistance is available up to 50% of loan (maximum $4,000) to offset cost of qualified exterior improvements. The loan will be secured by a lien on the property.

Helps with heating, plumbing, roof, walls, floors, windows, doors, electrical, structural, stairways, water heater, sewer leaks, and handicapped accessibility.

Rehabilitation Loans may be applied toward non-emergency improvements to substandard housing conditions related to the same areas as well as foundation work, roofs, gutters, electrical upgrades, plumbing, insulation, windows, doors, siding, etc. Emergency Home Repairs are capped at $8,000, and that amount must be able to remedy the situation in full. Rehabilitation Loans are capped at $35,000.
Offers an exterior home repair program with a 0% interest loan repayment for eligible homeowners in order to live in safe and well-maintained homes. Qualifying projects include exterior ramps, windows, doors, siding, gutters, landscaping, and exterior painting.
Provides grants for home repairs up to $22,000 for income-eligible homeowners residing in Greene County. The client must be current on mortgage, and taxes and have active homeowners insurance. No second mortgage on the property.

Provides a free program for adults age 60 and older in need of critical home repairs. This is not an emergency repair program. View website here for full list of available repairs. Common repairs include:

  • Plumbing repairs

  • Alleviation of code violations

This program does not cover cosmetic repairs, full renovations, mold or lead remediation or emergency repairs. Program is for owner-occupied single-family houses and condominiums only. Mobile homes are not eligible.

For seniors and disabled persons there is an interest-plus $1 program (that means monthly payments of all applicable interest plus as little as $1 toward the principal, which of course means it will take a long time to pay off the loan). For other applicants principal and interest must be repaid within 10 years except in hardship cases.

Also known as the Section 504 Home Repair program, this provides loans to very-low-income homeowners to repair, improve or modernize their homes or grants to elderly very-low-income homeowners to remove health and safety hazards. To qualify, you must: - Be the homeowner and occupy the house - Be unable to obtain affordable credit elsewhere - Have a family income below 50 percent of the area median income - For grants, be age 62 or older and not be able to repay a repair loan. Loans may be used to repair, improve or modernize homes or remove health and safety hazards. Grants must be used to remove health and safety hazards. - Maximum loan is $20,000 - Maximum grant is $7,500 - Loans and grants can be combined for up to $27,500 in assistance.
