The Making Home Affordable Program (MHA) ® is designed to help homeowners avoid foreclosure, stabilize the country's housing market, and improve the nation's economy. Depending on the situation, homeowners can lower their monthly mortgage payments; If homeownership is no longer affordable or desirable, there is a program that can provide a way out, avoiding foreclosure; There are also options for unemployed homeowners and homeowners who owe more than their homes are worth.

Provides a home loan guaranty benefit and other housing-related programs to help veterans buy, build, repair, retain, or adapt a home for their own personal occupancy. Veterans Affairs (VA) Home Loans are provided by private lenders, such as banks and mortgage companies. VA guarantees a portion of the loan, enabling the lender to provide more favorable terms to veterans. In most cases, the mortgage is low interest and no down payment or mortgage insurance payments required. Will provide mortgage counseling to participating veterans who are having difficulties with paying their mortgage or who may already be in default. Mortgage counselors will provide information concerning the foreclosure process and what the veteran's rights and responsibilities are in that situation. Will attempt to seek solutions with the lender to help the veteran keep the home and will take complaints from veterans against their mortgage provider.

LASCO provides advice and representation for tenants who live in private or subsidized housing. Our goal is to preserve and improve the quality of the tenant’s home. Legal services are provided in the following areas: - Evictions - Fair housing - Security deposits - Issues with the condition of rental properties - Section 8 Voucher terminations - Mortgage foreclosures - Tax foreclosures.

Evaluates cases involving mortgage foreclosure where applicant wants to save the home, is living in the home as a primary residence, and the foreclosure is not based on condominium fees. Where applicant is the borrower on the mortgage note or is the surviving spouse, former spouse, or heir of the deceased borrower. Considers cases where tax foreclosure was not filed by the County Treasurer; pre-tax foreclosure where foreclosure has been threatened but not filed yet.

Offers counseling funded by the federal Office of Housing and Urban Development (HUD) to provide prepurchase and mortgage default counseling, home equity conversion (reverse mortgage) counseling and information about the HUD rent assistance program for current and prospective purchasers and tenants.

Provides legal assistance in the following housing areas: wrongful evictions and landlord/tenant disputes, foreclosures, public housing and Section 8 disputes, housing discrimination, utility shut-offs, and other housing-related issues.

Provides advice and representation for those being evicted, foreclosed upon, locked out, having difficulty obtaining repairs from a landlord, or who have had utilities terminated. Advice and representation may also be available to those who wish to enforce special rules of subsidized housing, or those seeking assistance with land contract problems and housing discrimination matters. Program can help even if you have missed several payments or have received foreclosure documents. Goal is to provide the tools necessary to maintain home ownership by identifying the cause of default or delinquency, and reviewing intervention strategies and budgeting skills.

Offers mortgage foreclosure assistance for individuals and families who are in danger of foreclosure or have already been foreclosed upon. Provides counseling for clients who are facing foreclosure due to property tax defaults. Assesses each case and then determines if a staff or volunteer attorney can be assigned to the client.
