Counselors provide the information and tools necessary to resolve mortgage deliquency by identifying the cause of default or delinquency, intervention strategies, and options for resolving.

Provides a home loan guaranty benefit and other housing-related programs to help veterans buy, build, repair, retain, or adapt a home for their own personal occupancy. Veterans Affairs (VA) Home Loans are provided by private lenders, such as banks and mortgage companies. VA guarantees a portion of the loan, enabling the lender to provide more favorable terms to veterans. In most cases, the mortgage is low interest and no down payment or mortgage insurance payments required. Will provide mortgage counseling to participating veterans who are having difficulties with paying their mortgage or who may already be in default. Mortgage counselors will provide information concerning the foreclosure process and what the veteran's rights and responsibilities are in that situation. Will attempt to seek solutions with the lender to help the veteran keep the home and will take complaints from veterans against their mortgage provider.

Provides advice and representation for those being evicted, foreclosed upon, locked out, having difficulty obtaining repairs from a landlord, or who have had utilities terminated. Advice and representation may also be available to those who wish to enforce special rules of subsidized housing, or those seeking assistance with land contract problems and housing discrimination matters. Provides mortgage foreclosure counseling to help clients address their current or impending mortgage foreclosure situation. Advocates on behalf of the client with mortgage holders and other creditors. Provides information on budgeting and credit issues, available community resources, and options one might have when facing foreclosure.

Provides mortgage delinquency and default resolution counseling and pre-purchase counseling

Provides information and guidance and/or legal representation for people who are unable to make their mortgage payments and may be at risk or in the process of losing their homes through foreclosure.

Provides one-on-one as well as group counseling sessions for people who want to purchase a home or who want to refinance their current mortgage. Will review and explain loan documents. Counseling is also available for people who have become delinquent on their mortgage payments or who fear they may become delinquent. This agency will work with lenders to negotiate payment arrangements.

Offers information and resources to assist homeowners who are in default or in danger of default on their home loan. Provides referrals to available resources, including HUD-certified counseling agencies and Legal Aid organizations.

Evaluates cases involving mortgage foreclosure where applicant wants to save the home, is living in the home as a primary residence, and the foreclosure is not based on condominium fees. Where applicant is the borrower on the mortgage note or is the surviving spouse, former spouse, or heir of the deceased borrower. Considers cases where tax foreclosure was not filed by the County Treasurer; pre-tax foreclosure where foreclosure has been threatened but not filed yet.

Does not provide funds to clear up delinquency or foreclosure.

Provides legal assistance in the following housing areas: wrongful evictions and landlord/tenant disputes, foreclosures, public housing and Section 8 disputes, housing discrimination, utility shut-offs, and other housing-related issues.
