Home Maintenance And Minor Repair Grants/loans | United States Department Of Agriculture - Rural Development

Offers low-interest loans of up to $40,000 to eligible rural homeowners to repair, improve, or modernize their homes. Also offers grants of up to $10,000 to eligible elderly rural homeowners to remove household health and safety hazards. This program is also known as the Section 504 Home Repair Program.

Application process

<p>Potential applicants are encouraged to contact the office to complete an informal prequalification process prior to applying.</p>

Fee

<p>Loans must be repaid with a fixed interest rate of 1% over a 20 year period. Grants do not need to be repaid unless the property is sold less than 3 years after receiving the funding.</p>

Eligibility

<p>Both loan and grant applicants must:</p> <ul> <li>own and occupy a home in an <a href="https://eligibility.sc.egov.usda.gov/eligibility/welcomeAction.do?pageAction=sfpd" target="_blank" rel="noopener" class="underline text-blue-700">eligible rural area</a></li> <li>be unable to obtain affordable credit elsewhere</li> <li>have a household income that does not exceed the <a href="https://www.rd.usda.gov/sites/default/files/RD-DirectLimitMap.pdf" target="_blank" rel="noopener" class="underline text-blue-700">"Very Low Income" limit</a> for their county/metro area</li> </ul> <p>Grant applicants must <strong>also</strong> be age 62 or older.</p>
