Home must be in a rural area with a population under 10,000 or with a population between 10,000 and 20,000 and located outside a Metropolitan Statistical Area (MSA). Income eligibility varies with the type of assistance, but generally must be low income. Will count the income of anyone aged 18 and older living in the house. Must be current on mortgage payments. Must be age 62 or older for repair grants, which are not available to anyone younger, regardless of disability. Those with incomes that would make them eligible to repay a 1% loan will not be eligible for a grant, regardless of meeting age criteria. Loans available to ages 18 and over who meet other criteria. Applicants must own and live in the property in question and must have title to the property. Those owning a mobile home located in a mobile home park are not eligible.
